Obtain Mortage Payoff(s)
Clear Title by working with Realtor & Seller to obtain necessary paperwork to clear any items
Coordinate the document preparation (deed, dec, groundwater)
Communicate with the Realtor and Seller, as needed, throughout the closing process
Work with the closer to ensure all needed items are completed in a timely manner
Coordinate photos of property
Ensure all necessary paperwork is completed and provided to office staff, as applicable
Communicate the closing process to the seller & answer seller questions
Provide weekly communication to Realtor and Seller re: process and next steps
Sign documents with the seller at a location that's convenient for them
Obtain signed HOA Affidavit, if needed
Take seller-signed documents to settlement agent and pick up checks
Deliver checks to the Realtor
Coordinate Thank You Gift for Seller
Email Signed Settlement Statement to Seller after the first of the year for taxes
Communicate with Buyer, Lender, and Listing Agent to ensure deadlines are being met
Ensure Pest Inspection is received and any necessary action coordinated
Review Title Work to ensure anything needed to clear title is provided
Coordinate review of HOA Covenants and obtain HOA Contact Information
Communicate with Buyer throughout the process (including important contacts, abstract information, Homestead Tax Credit, etc.)
Communicate with all parties regarding deadlines
Order Title Work & Send to Lender when available
Review Seller-side Closing Documents for completeness and to ensure all items addressed
Prepare Seller Closing Disclosure
Coordinate Buyer Closing Disclosure items with Lender & review for completeness
Sign/notarize lender documents with buyer
Disperse checks after closing
Walk through the Closing Process with the sellers
